Fanwood Addition and New kitchen

A 600sqft addition to this 1940s home provided some much needed breathing room. This is a completely new kitchen and covered porch on the first level. A new bedroom with a massive walk-in closet is on the second floor..

We demolished the existing covered porch. Before we could do that we needed to relocate the existing electrical service temporarily. We dug a new foundation for, and erected a two-story addition - approximately 600sqft. We stripped the existing kitchen down to studs, all new electric and plumbing for the new kitchen. The exterior siding is clapboard finished and painted to match the existing. The covered porch is FiberOn composite decking. Everything new is cladded and trimmed in PVC. A new roof was put on the entire home, addition and existing. The new kitchen cabinets are from Fabuwood.

Budget:‍ ‍$260,000.00

There were some surprises, as there always are. There was an old foundation wall that had to be removed that was discovered while digging for the new foundation. We also discovered there was no subfloor on the existing second floor. We had to add a transition into the bedroom to make up the difference in elevation. That was a first for me personally. There were also some upgrades that were selected and additional scope added, as there always are. This included removing some in-wall air conditioning units, refinishing the entire first floor hardwood, and upgrading to a direct vent kitchen exhaust. Here is a breakdown of some of the cost items:

  • Millwork ~$16,000.00

  • Foundation Removal $2,900.00

  • Temporary Electrical Service $3,850.00

Schedule: Start date - 10/01/2025 Completion Date - 03/31/2026

It is worth noting that this project was performed through the winter months. We anticipate that about 4 weeks total were lost due to weather. Provisions were made that allowed the homeowner to reside in the home throughout construction.
